Maryland Residential Lease Agreement
This Lease Agreement (hereinafter referred to as the "Agreement") is entered into on this ______ day of _______________, 20____ (the "Effective Date"), between ___________________________ (hereinafter referred to as the "Landlord"), with a mailing address of ________________________________________, and ___________________________ (hereinafter referred to as the "Tenant"), with a mailing address of ________________________________________. This Agreement is subject to the Maryland Residential Landlord and Tenant Act, and all the provisions contained therein, offering protection to both parties under state law.

- The Tenant shall comply with all applicable laws, zoning ordinances, and regulations of governmental authorities.
- The Premises shall be maintained in a clean, safe, and habitable condition.
- The Tenant shall not engage in any nuisance activities that disturb the peace and quiet of neighbors.
Upon termination or expiration of this lease, the Tenant shall return the Premises to the Landlord in the same condition as at the commencement of the lease term, reasonable wear and tear excepted.
This Agreement constitutes the entire agreement between the parties concerning the subject matter hereof, and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written, of the parties. Amendments to this Agreement shall be made in writing and signed by both parties.
