Maryland Room Rental Agreement
This Room Rental Agreement is intended for the leasing of a room within a larger property in the state of Maryland and is subject to the laws and regulations of the Maryland Room Rental and Roommate Agreements. It is designed to outline the terms and conditions between the property owner, hereinafter referred to as the "Landlord," and the individual seeking to rent the room, hereinafter referred to as the "Tenant."
By signing this agreement, both parties agree to adhere to the state-specific regulations, including but not limited to the Maryland Fair Housing Law and the Maryland Residential Landlord and Tenant Act.

Access to common areas and any restrictions thereof should also be clearly mentioned in this section to ensure both parties are aware of the shared spaces and their intended use.
3. Term of the Rental Agreement
The term of this rental agreement commences on _____[Date]_____ and ends on _____[Date]_____. Both parties have the option to discuss extension or modification of the term at least 30 days before the end of the term.
4. Rent and Security Deposit

7. Termination and Eviction
This agreement can be terminated by either party with a written notice of 30 days. The Landlord reserves the right to evict the Tenant for violations of any terms of this agreement, including but not limited to, failure to pay rent on time, causing significant damage to the property, or engaging in illegal activities on the premises.
8. Governing Law
This agreement is governed by the laws of the state of Maryland. Any disputes arising from this agreement shall be resolved through mediation or legal action within the state of Maryland.
